We have lots of plans in the works for Realtown.com in 2010, and our first noticeable change will affect our Real Estate Experts group.
</p>
<p>
As of January 5, 2010, after much thought and consideration, we've decided to turn the Real Estate Experts group into a MODERATED group, meaning unless you are a group expert, your posts will not be published until released by a moderator. Several of our staff will be watching for new posts, so your posts should be approved quickly.
</p>
<p>
This group was meant to be a resource for consumers and other people in the real estate industry to find the information they are looking for, and get their questions answered by people who are in the know. We've decided to make this change in order to keep this group filled with relevant content.
</p>
<p>
Since starting this group we've noticed many different kinds of posts including RealTown tech support and the occasional ad. We would like as many members of RealTown as possible to subscribe to this group, and we felt that off topic conversation may be a turn-off for some, and members may have unsubscribed as a result.
</p>
<p>
If off-topic content is posted, we'll attempt to move the post to the proper Group/Community, and/or notify the poster.
</p>
<p>
All on-topic content will be posted as soon as one of us moderators has a chance. We hope to keep content flowing quickly in this group.

"Ask the Experts" is a Group at RealTown.com. The purpose of this group is for people to discuss answers to Real Estate related questions. The questions can be posted by anyone -- RealTown member or not. They are usually questions posed by Real Estate Professionals or Consumers. This is a good opportunity to showcase your expertise.<br />

Questions are usually questions asked by Real Estate Professionals or Consumers via the "Ask The Experts" link on RealTown.com. If you wish to "Ask the Experts" a question, submit it here.<br />

<strong>Who are the "Experts"?</strong><br />
<br />
RealTown experts are experienced real estate professionals. These real estate experts are successful real estate agents, real estate brokers, real estate attorneys, and real estate authors. Any RealTown member can post a response to the "Ask the Experts" group, and as you post more valid responses, the more chances you have to become an expert. Expert responses are posted right away, as Member responses are moderated before they are released and posted. Experts also have an Expert badge next to their name.<br />

I was denied a credit card at Wells Fargo, the lender I have my 18 month old mortgage with. I have never been late with my mortage payments and when I went to check my credit score with Experian I had a score of 670.<br />
I checked it on another website and the score was 713. When using annualcreditreport.com my Equifax report appeared to be okay, however I did not receive an exact credit score. When the annualcreditreport.com went to retrieve my TransUnion report I received a invalid ssl certificate warning so I did not continue.<br />
The employee at Wells Fargo said they could not tell me what credit reporting company they were using when I was denied a credit card. How should I go about resolving this?

<p>I used to have a website with 1ParkPlace when I was with Prudential. I have been with ERA Herman Group Real Estate and am paying for a website created by their IT Department. I'm unhappy with the website and am looking for something better. I'm paying $69 per month now. </p>
<p>I had learned how to use the 1ParkPlace website and was pretty happy with it. I had all kinds of cool stuff on there that wasn't all Real Estate related, but it got people on the site, kept them there, and I got lots of compliments on my website. I had pictures of our Labradors, links to puppy videos, local traffic, restaurant info, etc., but I never got much business from it in terms of internet hits. Most people visiting the site got there because I sent them there. </p>
<p>My current website is difficult to use, difficult to update, and worst of all, customers hate it. People send me emails saying the site is not user friendly.</p>
<p>I would like a website that is relatively easy to add content to, is visibly appealing, doesn't cost an arm & a leg, and allows me to modify keywords or optimize in some manner to hopefully get more internet leads. I am tired of paying my company large "referral" fees or commission splits because they sent me an internet lead. The leads I receive are too far & few between, and are poor leads. I know that internet leads are a numbers game, but I feel there has to be a better way! I know that many of the ePRO's use the Point2 websites. I just wondered what advice or recommendations you might have. </p>

I live in Prince George County Maryland and after sending out thousands of letters, making phone calls to expireds, for sale by owners, banks, I still don't have one listing. There are tons of foreclosed, bank owned and reo properties in this county but no "veteran agent" who is willing to share with me how to go about getting one of these listing. Is this the big secret? Can someone out there lead me in the right direction. Currently, I average about 5 BPOs per week for various vendors but they are not asset owners. I appreciate some advice. It seems like a very poor substitute for the Rapitoni program it replaced. Admittedly I have not been to the board sponsored training yet as it is booked up. <p><!--StartFragment-->A couple and I (3 people in all) decided to purchase land in Las Vegas about 3yrs ago with the intent of eventually building on it as a primary residence. The land is under HOA rules and construction must begin soon, or monetary penalties will start incurring. We have a 3yr ARM loan, which we are current on, but the payments will balloon in about 2months. In 2months, I am afraid we will not be able to keep up the payments. The original intent was to start construction by this stage of the game, and obtain a construction loan to cover construction costs and the original land loan. With the current market situation, we don't believe we will qualify for a construction loan. The land is now worth 1/2 of the original loan amount. The original Bank lender was Amtrust, which has since failed. The loan was acquired by NY Community Bank. Before we started to default on payments, we asked a real estate agent to intervene with NY Community Bank to allow us to buy our own bank note (short sale to ourselves). It appears that NY Community Bank still has Amtrust handling the loan, and their reply to us was that new regulations within the last several weeks have made such deals "illegal". Questions I have are:</p>
<p>1) Is it true that new regulations have made such deals "illegal"? If so, where can I find such a regulation to read up on it?</p>
<p>2) Does this situation qualify as an example of what George Mantor refers to as a separation of the Note and the Deed of Trust, so that the land may not be "foreclosurable". Mr. Mantor was referring to homes; does land qualify? Should I be asking my lender for a Qualified Written Request to produce the Note and Deed of Trust?</p>
<p>3) Does Obama's Home Affordable Modification Program effective 4/1/10 in which lenders must respond to potential buyers within 10days apply here, since we are dealing with land and not a physical home?</p>
<p>4) What are my options?</p>
